Pag-IBIG Fund financed 10,904 socialized housing units in 2026, up 173 percent from 3,987 units in 2025, under the government’s Expanded Pambansang Pabahay para sa Pilipino (4PH) Program. The amount released for socialized housing financing also increased to P12.10 billion from P4.45 billion, raising its share of the fund’s total housing loans from 7 percent to nearly 16 percent.

Qualified buyers of socialized housing units under the Expanded 4PH can avail themselves of a subsidized home loan rate of 3 percent. Pag-IBIG Fund also offers promotional rates of 4.5 percent for loans of up to P4.9 million and 5.75 percent for loans exceeding P4.9 million but not more than P10 million.

These rates are available to members purchasing homes in the open market. Department of Human Settlements and Urban Development Secretary and Pag-IBIG Fund chairperson Jose Ramon Aliling said the lower interest rates were intended to make homeownership more accessible to minimum wage earners and low-income workers.

He said the 3 percent subsidized rate was among the first changes he introduced to the original 4PH Program after assuming office last year. From January to September 2026, Pag-IBIG Fund recorded a 15 percent increase in the number of homes financed and a 20 percent rise in housing loan releases.

The fund has also signed agreements with property developers to make more housing units available under the Expanded 4PH Program. Stay informed Get Daily Tribune in your inbox Breaking news, opinion, and business coverage for readers in the Philippines and abroad. Or open the newsletter page .
